Duluth Real Estate

Duluth

Duluth is a Gwinnett County city roughly 25 to 30 miles northeast of downtown Atlanta. From SRA Signature Realty's office in Tucker, reaching Duluth is a longer drive than the DeKalb County communities closer to the office, generally by way of I-285 to I-85 North and Pleasant Hill Road or Peachtree Industrial Boulevard, a trip that typically runs 30 to 40 minutes depending on traffic.

From Howell's Cross Roads to Duluth

The area that became Duluth traces back to Evan Howell, an early settler who arrived in Gwinnett County around 1821 and built a home along the Chattahoochee River bottomlands. After Howell petitioned in 1833 to build a road across his property, the resulting intersection became known locally as Howell's Cross Roads. The town's present name arrived with the railroad in 1871: Evan Howell's grandson was asked to help dedicate the new depot, and rather than keep the old name, he proposed renaming the town after Duluth, Minnesota, which had recently become nationally famous after a U.S. congressman mocked a federal railroad subsidy to that city in a widely quoted speech. Reasoning that the free publicity could do the growing Georgia town some good, the name stuck. By the turn of the century, Duluth had become a cotton hub with three cotton gins, ten cotton buyers, several warehouses, and three blacksmith shops clustered around the tracks.

Downtown Duluth and Its Homes

Downtown Duluth's core retains buildings from its cotton-trading era, since restored and adapted for restaurants, shops, and venues like the Red Clay Music Foundry, a listening-room-style live music venue in the historic district. Duluth's neighborhoods reflect decades of growth, from older homes near downtown to ranch and traditional houses built through the mid-to-late 20th century, and on to newer traditional and craftsman-style homes built as Gwinnett County grew through the 1990s and 2000s.

The Town Green and the City's Parks

Duluth Town Green, completed in 2002, replaced a stretch of aging commercial buildings downtown with cascading green terraces, a 70-foot fountain, and a Victorian-style performance stage that can accommodate crowds of up to 10,000. The Town Green hosts the city's Fall Festival each year, drawing more than 40,000 visitors over three days, along with the Peach Farm Jazz Festival, "Flicks on the Bricks" movie nights, and holiday events. Elsewhere in the city, McDaniel Farm Park preserves a working cotton farm dating to an 1820 land lottery, with a restored 1874 farmhouse and about three miles of trails, while Rogers Bridge Park on the Chattahoochee River offers a pavilion, playground, boat ramp, and the Chattapoochee Dog Park. The Southeastern Railway Museum, founded in 1970 on a 30-acre site, displays more than 90 pieces of historic rolling stock alongside a restored 1871 passenger depot.

Getting Around Duluth

Duluth sits along Peachtree Industrial Boulevard and Pleasant Hill Road, major routes through Gwinnett County, with I-85 running along the city's western edge. Sugarloaf Parkway connects the city to the Gas South District, a large arena and convention complex east of downtown. Ride Gwinnett provides local bus service, though most residents rely on a car for daily travel around the city and county.

Shopping, Dining, and Entertainment

Downtown Duluth's Main Street area is lined with locally owned restaurants and shops built into its historic storefronts, while Sugarloaf Parkway and Peachtree Industrial Boulevard carry larger retail centers and chain restaurants. The Gas South District, which includes Gas South Arena and a convention center, hosts concerts, sporting events including Atlanta Gladiators hockey, and trade shows throughout the year.
